A vending machine in an apartment complex resident lounge near the leasing office

New operators hunt for the owner of an apartment complex and get nowhere. The person who can start the conversation usually sits in the leasing office, and here's a pitch template you can adapt.

The play: an apartment complex with a shared room

Think about 9 p.m. on a weeknight. Someone's doing laundry and wants a drink. Someone's kid needs a snack and the store is a car ride away. The residents are home, they aren't going anywhere, and a machine in the laundry room or clubhouse is 30 feet from their door.

For the property, it's one more thing to mention on a tour. That's your angle. You aren't asking for a favor. You're offering an amenity that costs them a little floor space and an outlet.

How to spot one

  • A clubhouse, gym or shared laundry room. No shared space usually means no spot for a machine.

  • Enough doors to matter. Count buildings from the parking lot, or check the unit count on the property's website.

  • Nothing to buy nearby. Look at the map. A gas station across the street changes the math.

  • An old machine with empty rows. That's a problem somebody is already annoyed about.

What to say

Go in the middle of a weekday, not on a Saturday when they're giving tours. Ask for the property manager by name if you can.

❝

"I'm a local vending operator. I noticed you have a laundry room and a clubhouse. Do residents ever ask about having drinks or snacks on site?"

Then stop talking. If the manager says it has to go to the owner or the regional, don't treat it as a no. Ask what the owner would want to see, and leave one page they can forward. Their job gets easier, and you've got someone inside who knows your name.

Do this today

  1. Pick three complexes within 15 minutes of home.

  2. Check each website for a clubhouse, gym or shared laundry.

  3. Find the property manager's name for each before you walk in.

Residents often won't have cash on them at 9 p.m. Plan on a card reader from day one. Nayax is one of the common ones. (Partner link: VendBuddy may earn a commission at no extra cost to you.)
